FIRST TIME BUYERS
The Buying Process made EASY
1. *Get a Mortgage Decision-in-Principle* -What can you borrow? -What can you afford? -What is your MAXIMUM PURCHASE PRICE? -Do you need a Deposit?
2. *Find a PROPERTY* -View as many as possible! (Ensure were appropriate you are given a copy of the property details & Home Information Pack) -Find your DREAM HOME!
3. *Making an OFFER* -The Estate Agent will help, but remember they act on behalf of the Vendor(Seller). -CONNECT will happily help you make or negotiate an OFFER.
4. *Appointing a Solicitor* -Always get a minimum of 3 quotations.
5. *Full Mortgage Application* -This is always quicker and easier if you have had a Decision-in-Principle previously.
6. *Valuation/Survey of the Property* -The lender requires a valuation to verify that the property is adequate security for the mortgage. -There are 3 types you can choose from when applying for your mortgage: ...A Standard Valuation, done on behalf of the lender . .........A Home Buyer's Report, based on a more detailed inspection of the property; designed to highlight key features and endeavour to point out any faults. If paid for on application to the lender this will include the Standard Valuation on behalf of the lender also. ................A Full Structural Survey, sometimes referred to as a Buildings Survey; this is the most detailed available, and suitable for properties of considerable age and/or unusual construction. This report is paid for seperately aswell as the Standard Valuation, which must be paid to the lender on application for the mortgage.
7. FEES and Completing the Process
-Pay the Lenders Valuation or Homebuyers Report Fee. -Possibly pay for a Full Structural Survey also. Costs vary from approx. £300 upwards, dependent of Purchase Price.
-Pay your Solicitors upfront cost for starting your conveyancing and requesting any local searches. (However these may well be in the NEW Home Imformation Packs now) Costs charged at this point are approx. £250-£300.
-Prior to exchange of contracts & subsequently completion (the day you get your keys) the Solicitor will request his final bill paid and any deposit monies required to complete the property purchase.
